On Construction Energy Performance Certificates (OCEPC)


From 6th April 2008 all new residential buildings, whether for sale or rental, require an Energy Performance Certificate on construction. These are calculated using SAP 2005 methodology, from architect's drawings and built specifications. A site visit is not required.

A final completion certificate for a home cannot be issued by building control unless they are satisfied an EPC has been provided, Furthermore the sale of the property cannot proceed without an EPC. This also applies if a building is converted into fewer or more units and there are changes to the heating, hot water provision or air conditioning/ ventilation services.

This OCEPC holds similar validity to the standard EPC, so in other words you will not be required to obtain another certificate if the property is to be let or sold on.
