All properties which are changing hands now require an EPC. For most this will form part of the Home Information Pack and will be ordered as part of that Pack. If you sell your house privately (without advertising it) then you do not need a HIP under current legislation, but you do still need an EPC. Rental properties require an EPC in order to be advertised to let, so an EPC does not need to be produced until the next change of tenant. In normal circumstances, the inspection can take place as soon as the tenant vacates the property (or even before), and the report will be ready within 24 hours. A rental EPC is valid 10 years. It is also possible to commission an EPC on any home even if not for marketing purposes, if you wanted to see how it could be improved to a higher standard. |
