This website is intended to act as a resource for members of the Somerset public who are looking for a local trusted professional in relation to the energy efficiency of their property, and the related legal requirements that are now in place.

SEAA has been formed by independent energy assessors throughout Somerset who all have similar philosophies. We support each other, and we hope through unity to gain strength in the local market. Our mutual support extends to covering for absence, and professional assistance. We regularly meet and we all adhere to strict codes of conduct. The SEAA logo can only be displayed by our members and we take any complaint seriously when a member is involved. You can rest assured that you are getting the best local professional if you see our sign.















Domestic ENERGY PERFORMANCE CERTIFICATE (EPC)

This is a report which is now required to be included in a Home Information Pack when a property is put up for sale. It is also required for rented accommodation, and a vacant property cannot be offered for let without one of these reports. The inspection at the property should take around 45 minutes and the Report should be ready within 24 hours. HOME INFORMATION PACK (HIP)

When a property goes on the market, a HIP must have been commissioned. A HIP can be ordered via an estate agent or a solicitor, in which case, they will then order the EPC from one of our DEAs. But you can also obtain the HIP from us directly. The Pack has exactly the same contents, it can be used with any estate agent or solicitor, and because we do the EPC ourselves, it will usually be ready for marketing much faster. Commercial (Non-Domestic) ENERGY PERFORMANCE CERTIFICATE (NDEPC)

A similar EPC is required for commercial property when let or sold. This will include anything from the small shop on the corner to a huge warehouse. All buildings now require certification.

DISPLAY ENERGY CERTIFICATE (DEC)

These apply to public buildings such as schools and libraries. They all require a display certificate relating to their energy consumption, so if you need guidance on the DEC, please click here.


On Construction ENERGY PERFORMANCE CERTIFICATE (OCEPC)

Every new build now requires one of these certificates to be "signed off" by the local Building Control Officer. The certificate is a desktop production and a site visit in not required, but essential documents need to be provided. Please click here is you need help with such an energy assessment.


SAP ASSESSMENT

CODE FOR SUSTAINABLE HOMES

At present, compliance with this Code is voluntary. It is a system of grading new homes with a number of stars, according to their sustainability. It is set to become the green standard for the future, and it is available now. To find out more, click here.
